The Project
We are pleased to report that, in November 2024, the Gettysburg Historical Area Review Board voted unanimously to recommend a Certificate of Appropriateness for the project. Please click here to view the video recording of the meeting. This recommendation marks a critical step for this project and reflects our commitment to collaborating with the community.
Our plan calls for the development of a lot that has been primarily vacant for more than 20 years and has presented a series of challenges to the community. Gettysburg Station will comprise 185 market rate apartments and 15,000 square feet of restaurant and retail space. THC Development has made substantial changes to our initial design for the Gettysburg Station project based on the guidance and feedback we received from the community.
We have reduced the planned size and visibility of the buildings and allow for green space between the potential buildings and the railroad tracks. The new design, as approved by HARB, incorporates the grand porch structure to reflect the borough’s history and character. In addition, we have agreed to four specific conditions required by the Zoning Hearing Board in order for the project to receive a special exception regarding height limits.
We have agreed to:

Incorporate the bike path

Install an elevator in the garage

Move the bus depot to Stratton Street at no cost to taxpayers

Enhance the landscaping and add more greenspace
The project aligns with the Central Adams Joint Comprehensive Plan. It will create needed housing for the borough and increase tax revenue. It is anticipated that the project will bring about $350,000 annually into public coffers, based on 2024 tax rates for Adams County, Gettysburg Borough, and Gettysburg Area School District.
